Project Description

This is a current ongoing project that entails the construction of 16 number townhouses and 4 number RC blocks. Block A comprises the 16 number townhouses. Blocks B, C & D are eight storey low rise RC blocks and Block E is an eighteen storey high rise RC block.



Scope of Works

We are engaged by Weston Homes as a domestic Sub-Contractor on a bespoke form of Sub-Contract with design responsibility for the post-tensioned slabs and temporary works.


The scope of works comprises the groundworks, underslab drainage and RC substructures to Blocks A – E, installing an RC waterproof additive to the ground floor slabs and lift pits, RC foundation cores to Blocks B – E, site-wide drainage & services incorporating surface water attenuation tanks and pumps, designing and installing temporary works, constructing a shared large RC podium transfer slab to Blocks B - E, constructing 4 number RC eight storey low rise blocks, constructing an eighteen storey high rise RC block utilising a jump-form method of construction for the RC core and designing and installing post tensioning to the RC slabs where appropriate.




The groundworks & RC foundations to Block ‘A’ (16 number townhouses) commenced during May 2016. As part of the drainage to block ‘A’, a geo-cellular surface water attenuation tank was installed at a depth of over 2m from ground level. The groundworks in blocks ‘B – E’ followed on from block ‘A’ which consisted of underslab drainage, RC pile caps, RC cores and lift pits and RC ground slabs. The RC lift pits and RC ground slabs are waterproofed using a concrete waterproof additive with hydrophilic waterbar joints.


Particularly challenging was the construction of the RC core foundation to the eighteen storey Block E which contained 180 tonne of reinforcement and 900 m3 of concrete. The RC detailing was quite complicated which required careful experienced site management in order to call off, site fix and construct. We designed and installed sheet piling and temporary works steel bracing as earthwork support to the large excavated pit.


There is only one ingress/egress route on site which continuously challenges our site logistics planning. This became particularly difficult during the piling operations as we shared the site simultaneously with the piling contractor who had two CFA piling rigs on site. We overcame this by teamwork with careful joint daily planning and sequencing in order to organise the works safely and effectively.


A large shared podium suspended slab, varying in thickness from 250mm to 625mm, extends across Blocks ‘B – E’ covering an area of 4,500m2. The three RC Frames are constructed off the podium slab. Blocks B, C & D are low rise 8 storeys and we completed the construction of Block C during late September 2016. We are currently constructing the eighteen storey high rise Block E with jump-form construction for the core, utilising ‘Peri RCS – Rail Climbing System’. We are anticipating completion of Block E during April 2017.


The scope of works entails:
  • Bulk excavation and reduce level dig
  • Site logistics management
  • Site waste management and spoil disposal
  • Design and installation of temporary works to Block E core foundations
  • RC Core and pile cap excavation
  • Provision of tower crane attendance personnel
  • Under-slab drainage
  • Site-wide drainage and services
  • Storm water attenuation tanks and pump chambers
  • RC cores, lift pits and sub-structures
  • Waterproofing systems
  • RC podium transfer slab / deck – 4500m2
  • Interpolating and utilising BIM
  • Jump-form construction to Block E, RC core
  • 3 number blocks, eight storeys high, low rise RC Frames
  • 1 number block, eighteen storeys high, high rise RC Frame

All of the works are currently on programme and we anticipate completion during April 2017.
